CMC Inc. draws on 58 years of
experience and continuous customer satisfaction to support our Facility
Maintenance Management Operations which applies proven systems and
processes to our customers’ facility requirements.
CMC Inc. has an extensive staff of engineers and technicians
fully-trained in state of the art practices in the areas of on-site
facility management, operations and maintenance of HVAC, mechanical and
electrical systems. On-site plumbing, general maintenance, housekeeping,
grounds keeping and security management services are also available.
We provide all of our employees with up-to-date technical and safety
training, full support in human resource issues, payroll, insurance
coverage, retirement programs, etc. This eliminates the need and expense
of our customers being responsible to provide all of these services and
benefits to their in-house maintenance employees.
Management Philosophy
CMC Inc. utilizes a quality management approach toward operations
that has proven effective on all of our maintenance projects. We develop a
clear picture of our client’s needs and objectives. From there, we
incorporate an efficient program of maintenance procedures and services
designed to provide our customers with coverage that is cost effective and
second to none.
CMC imposes strict standards of conduct on all employees (in or out
of our customer’s facilities) regarding professionalism, business ethics
and safety practices. Since 9-11-01, we have heightened our security
policies to coincide with our customers’ special needs. We use two methods
of tracking customer satisfaction.
Direct customer interface and feedback sessions.
Customer satisfaction forms (a one page fill-in-the-blanks form asking
questions in regard to response time, reliability of service, professional
courtesy, etc.)
Our desire in providing IFMS operations to our customers is to allow them
to focus on their core business procedures. We understand the importance
of our client’s mission and how operations and maintenance can impact that
mission. Our goal is to become seamlessly integrated as a member of our
client’s team.
Offering flexibility to meet any needs, we realize that unusual or
one-time special requirements may arise. Our team is available to assist
with these requirements and provide efficient services from the first day
of the contact.
Our comprehensive maintenance program includes formal written procedures,
which govern complex maintenance tasks providing the necessary components
for work scheduling and control. Programs are carefully planned to ensure
that the level of maintenance is appropriate and that maintenance funds
are not spent unnecessarily. Maintenance procedures are performed based on
your experience, our experience and manufacturer’s recommendations. All
completed work is kept in a computerized history file, describing labor,
materials used and date of completion. These files are available to you
immediately upon request.
All of our programs meet or exceed the standards dictated by relevant
municipal, state and federal governing agencies including EPA, NFPA, OSHA,
NEC, ASHRAE, etc.
Pro-Active Maintenance
Effective and efficient preventive maintenance is the answer to
lengthening the life of our client’s capital investments. You can be
assured that the facility and equipment are well maintained and that our
PM program has considerably reduced the possibility of hidden and
unexpected repair or replacement costs.
CMC’s Pro-Active maintenance is designed around two programs,
preventive maintenance and predictive maintenance. Traditional preventive
maintenance consists of those actions that must be accomplished on any
system on a periodic basis. Predictive maintenance goes one step further.
It uses current state of the art nondestructive testing technology to
analyze the systems and equipment to find and correct potential problem
areas before they become serious.
We provide a Reliability Centered PM program designed to maximize
reliability, reduce overall operating costs, reduce potential safety
hazards and ensure the continued usefulness and performance of our
client’s assets. The program consists of lubrication, calibration and
other necessary action to prevent breakdown and malfunction.
Predictive maintenance compliments PM by analyzing systems and equipment
to detect unforeseen problems before they occur. Nondestructive testing
can include infrared scans, and oil analysis. Based on the results of
these tests, planning and corrective action is accomplished.
Tailored Contract and Service Arrangements
CMC Inc. is consciously aware of the varied needs of our customers
and, therefore, is able to provide services and financial arrangements
tailored to your specific requirements. We offer several different types
of service agreement contract formats and provide staff scheduling around
our client’s operational needs, whether that be part-time, full-time,
truck-based service for a multi-site application or providing as many
technicians as necessary to satisfy your needs.
We have teamed with hundreds of vendors and manufacturers nationwide,
including Granger, to acquire necessary materials and replacement
equipment. This purchasing power allows us to pass substantial savings on
